Site of shuttered Hong Kong Cafe approved for redevelopment

An Illinois developer can proceed with plans to demolish Hong Kong Cafe and Choles Floral on Regent Street and build a six-story apartment building with ground-floor commercial space, Madison’s Plan Commission decided Monday. 
Earlier this month, the Plan Commission delayed a decision on the project from Peerless Development over concerns that the proposed building, which would span the entire 1100 block of Regent Street, didn’t include enough commercial space to comply with city plans for the area that emphasize local businesses.
The site’s zoning requires at least half of a building’s ground-floor frontage to have nonresidential uses, though the Plan Commission can grant exceptions.
