Neutral, of Madison, is proposing a “true mixed-use” with a focus on sustainability, said Daniel Glaessl, Neutral’s chief product officer. Its project would cost around $230 million. 
The developer’s plans call for one 10-story building filling most of the block, with 70,000 square feet of office space and a large amount of retail space. The retail portion would include a health and wellness center with a gym, spa and longevity clinic, as well as “everyday retail,” Glaessl said, such as coffee shops, restaurants, a bank or even a dentist.
