The development, proposed for the 300 block of State Street, would make 10% of its beds available at a discounted rate through an agreement with the University of Wisconsin-Madison and the city. The building is expected to have approximately 1,100 beds.

Oliv Madison is a proposed 10-story, stepped-back building in an area of State Street where most of the buildings are about four stories. Oliv’s building facing State Street would start at four stories and then gradually step back up to 10.
The 10-story proposal is above the allowed maximum height for the State Street area. In order to maximize its chances at receiving approval for the added height, Core Spaces has ventured into the realm of affordable housing for the first time.

A developer is reshaping a proposal for a $100 million-plus, 10-story project fronting the 300 block of State Street, dropping the building height facing that street, preserving facades of historic buildings, and looking to lower rents for some low- and middle-income tenants. 
Core Spaces of Chicago’s proposed “Oliv Madison” redevelopment for students and young professionals now would include 451 housing units, 24,723 square feet of first-floor retail space, a rooftop terrace with spa and pool, 209 vehicle spaces and spots for bikes and mopeds on a site bounded by State, West Gorham, North Broom and West Johnson streets. 
The structure would now be three stories, rather than four, facing State Street but still rise to 10 stories at the corner of North Broom and West Johnson streets.

Core Spaces of Chicago’s proposed redevelopment would include 404 market-rate housing units, 77 “affordable workforce” housing units, 14,800 square feet of retail space at the corner of State and West Gorham streets, 5,575 square feet of retail space and 2,500 square feet of incubator space on West Johnson Street, with 278 parking spaces.

The project would require demolition of buildings at: 
  • 341 State St., which housed a former Gap store, and holds Power Nine Games, Casa de Lara restaurant, Kanopy Dance Co. and Community Pharmacy.
  • 315 and 319 W. Gorham St., which holds A Room of One’s Own bookstore, Canterbury Inn, Kaplan Inc. and Chaser’s Bar and Grill. 
  • 322 W. Johnson St., which houses Terry’s Car Care and the Red Rock Saloon.
