University Avenue developments highlight neighborhood concerns about the future of the street.  (Capital Times, 11/24/2017)
Degen was considering plans that would put a few mixed-use residential buildings on the site, with some sort of retail or restaurant component. That original design had a significant green space buffer between the street and the development, with two buildings far back from the street. Crandall said that “seemed attractive to most residents” at a recent Spring Harbor Neighborhood Association board meeting.
“This is fantastic, this is lovely, this is exactly what we want to see,” Ellison said.
But because the space is zoned for Suburban Employment, plans for residential buildings require a conditional use permit.
“That kind of development is pretty strongly contrary to the city’s comprehensive plan,” Clear said. “Staff really pushed back hard.

Original 9/1/2017 post, "This Perkins:  University Avenue restaurant in Madison closes; site to be redeveloped", starts here.

Perkins Restaurant on University Avenue closes after 40 years.  (Madison.com, 8/31/2017)

This Perkins restaurant was a part of a Saturday routine for 6 weeks during the summer of 1987.  On the way to our Lamaze class, my wife and I stopped here for breakfast, our conservations focused on the anticipated August 28th arrival of Andy/Kate and preparations for parenthood.  (We had a couple of extra weeks to plan.  Andy didn't show up until September 15th.  Induced.)

Not surprisingly, due to its kid-friendly atmosphere, this Perkins became a place where we regularly took our young sons out to eat.

But that was back when they were in grade school.  Our last visit here was probably more than 20 years ago.

Needless to say, I'm not mourning the loss of this Perkins.
