Update: City Plan Commission slows Amazon plans for delivery center on Milwaukee Street.  (Milwaukee Journal Sentinel, 1/28/2020)
It’s unclear how many jobs would be created by the project at 3650 Milwaukee St., but plans submitted to the city say there would be enough parking for 500 delivery vans and 204 stalls for employees. 
The property was once home to a 228,100-square-foot distribution facility for Swiss Colony, a structure that seems like one large building but is actually two buildings. To create the parking spaces, the property owners would raze one of the buildings — about half of the space — with the remaining space being remodeled into a 116,242-square-foot package delivery center.

Amazon can create its main facility from part of an existing 228,100-square-foot building, as well as parking, on the larger parcel as a matter of right. But Ritter says the Plan Commission erred when it denied the proposed use of the smaller parcel for a driveway, additional parking and a stormwater management facility, and is asking the City Council to reverse the decision.

From the  Milwaukee Street Special Area Plan (City of Madison Planning Division).  To the east of the Voit property are two adjacent parcels owned by the Duren family (3618 and 3630 Milwaukee Street), which are listed for sale. Just under nine acres total, the property is quite deep with a relatively limited amount of frontage on Milwaukee Street. One property is zoned TR-C1, a residential category, while the other is zoning IL (industrial limited), which allows light industrial uses. 

Long viewed as a prime candidate for redevelopment, the now-vacant former Swiss Colony warehouse (3650 Milwaukee Street) is owned by the Leo Ritter Trust. The 15 acre parcel contains a 200,000 square foot industrial building which is being marketed for lease to new tenants. The property is zoned IL and could be occupied by any permitted use in that category
